Discovery
We meet to discuss your vision, site conditions, timeline, and budget. We ask a lot of questions. That's the job.
Schematic Design
We develop diagrams, sketches, and massing models to explore the design direction and establish the project concept.
Design Development
The concept is refined into a fully coordinated design. Materials, systems, and details are resolved.
Construction Documents
We produce permit-ready drawings and specifications: the full technical record that contractors bid and build from.
Permitting
We submit to the relevant jurisdictions and manage the review process through to permit issuance.
Construction Administration
We visit the site regularly, respond to RFIs, review submittals, and ensure the built work matches the design intent.
